Gruune, I have a Lanai (i think that is waht its called. I want to enclose it and make it another room in my house. I have some framing and drywall experience from summer jobs when i was a kid. Do you think i could do this on my own, if so where would i look to get started.
Don 1. What type and how old is your roof? 2. Does it leak whenever it rains or only under heavy load ?
Swift 1. Is the lanai on top a slab foundation, which is typical for Florida? 2. In MA. a home owner can pull a permit for his/her own property with out license of any sort, is this the case FLA? 3. My only concern would be the engineering behind how you are going to do you roof. 4. Gruune, I'm looking to add a deck and my house is on a slab. After talking with the inspector, I found I do not have to attach the deck to the house but can float it. Do you recommend I go with pre fab footings that sit above ground while putting it up or should I just go ahead and pour concrete into 3' deep holes for my corner posts. Max size of said deck will be 14' x 18'
Hmm, the place was built in 68 and has a terrace/penthouse type of thing on the roof. The balcony/terrace place has normal appartments underneath and water leaks through. Ehm, hard to explain, but I'm just gonna put silicone in there. There's a crack between the tiles. Is there any preparation needed?

Doc I am huge fan of this product http://www.bigfootsystems.com/ should work perfect in your situatuon. One thing to check is the span at which you are running said deck. 18 is a long span and will certainly have some level of deflection if built with conventional 2x pressure treated stock. Swift, looks like that would be an easy go for some one like you. Demo, then identify rot,bug,and structural conditions when demo is complete. I know FLA has huge termite issues so you may want to look into placing some form of interior wall venting (for inserting termite agents into the wall. Water also looks to be a concern there also. Demo meaning of course to just expose the stufs and corners on the interior of the room. I see a solo cup where is the keg ? Don, so its a terra cotta roof? It depends on the surface .. but prep would include cleaning of loose materials, light sanding where caulk is being used, and thats it. My house has a termite warranty thing, they treated the whole house with some thing when they were building it. I was contrimplating framing it out with aluminum in stead of the standard wood, as it is a little harder to work with but I dont have to worry about termites. THe inside walls, are the same stucco finish as the outside of the house. My thoughts were to perhaps after insulating the gap, to anchor dry wall to the actual stucco walls on the two existing interior walls. My largest concern there is the gap between the two. I was looking int o weather sheeting, basically insultated plastic sheets i would put in between the the two layers. The exterior walls I am at a loss for what materials to use. I would assume I remove the screen porch frames, then frame it out with doors and windows in mind, the insides facing wall and insultation i got covered, what would you recommend for the outside walls as far as material. Please be advised of all the sides of my house this corner gets the worst beating from wind, and when the hurricanes came that side of the house took the most wind, so there is a concern of strength for me. Permit wise I checked i dont need a permit since i am not modifing and load bearing walls, and am simply enclosing two gaps.
